What is meant by Lot Coverage?

Lot Coverage is the total number of Square Feet "SF" of your property that is considered 'covered' by a qualifying structure.

While the rules may vary a bit from town to town, typically, any permanent or semi-permanent structure is counted...House, garage, shed, porch, often just a concrete slab.

The town will set a limit to the amount of ground you can cover and it will be represented by a percentage:

Example:
You have a 40' x 100' Property.
40 x 100 = 4,000 SF
Your town has a maximum Lot Coverage of 30%
4,000 x 30% = 1,200 SF. This is the amount of Square Footage that you are legally permitted to build upon.

If your house has a 'footprint' of 25' x 30', and your garage is 12' x 20', then your Lot Coverage would be:
House: 20 x 30 = 600 SF
Garage: 12 x 20 = 240 SF
600 + 240 = 840 SF of Lot Coverage
840/4000 = 21% (Actual Coverage divided by Total Lot = Percentage of Lot Coverage
