A 2nd Floor involves removing the existing roof system of the house and constructing a new, full ceiling height 2nd Floor.
A Dormer is the raising of the front, rear, or both halves of the existing roof without
raising the existing ridge line.
The result is usually a very shallow roof slope and a ceiling height lower than 8'. The current minimum ceiling height for habitable space is 7' 6".
Think of each half of your roof as a trunk lid, with the ridge being the hinge at the top.
When you dormer that roof, you are lifting open that trunk lid and filling in the outer walls. This is considerably less expensive than a 2nd Floor because the ridge is not being
removed and it is not necessary to remove the entire roof.
