Why do I need a SURVEY to discuss my project?

The SURVEY tells us a great deal of information:

  • How big the property is in Square Feet
  • How much of the property is covered (Lot Coverage)
  • How far every structure is from the property lines
  • The dimensions of each structure
  • Every town has very strict rules about SETBACK, or 'the minimum distance a structure
    can be from a property line'
    , as well as rules regarding Lot Coverage.
    Setback rules are different for Front, Side & Rear property lines.
    Without this information, we cannot judge whether the proposed new construction will
    meet your town's rules.

    Depending on the Town, size of the property, and zoning, these rules can become very complicated and often difficult to interpret. This is best left to the architect for a definitive answer.

    Often, people mistake the on-line Land Record Viewer diagrams as equivalent to a Survey.
    They are not. They are only a representation based on the Tax Roles.
    The information found on that web site does not replace a Survey.
